Position Summary
Reporting to the Senior Director of Family Services, this position is responsible for the property and facility management of the Family Office Building, Flowery Branch residential area for the Chairman and his family, current and future personal residences of the Chairman (currently three properties - Atlanta, South Carolina, Montana). This position will partner with external vendors, House Managers, and residential staff to ensure that homes are maintained properly. Maintenance of the properties includes the following areas: grounds, electrical, mechanical, plumbing, geothermal systems, structural, large appliances, and all other areas that relate to the physical operation of the properties listed above. This position will manage a small facilities team (2-3 direct reports). This position will coordinate with Security and IT to ensure the properties support the family’s needs in these areas. Additionally, this position will provide light oversight of properties owned or maintained by the Chairman as authorized and directed.
Role and Responsibilities
- Provide maintenance and preventative care for safe, healthy living environments to these properties while maintaining and enhancing value and protecting privacy and confidentiality.
- Perform and oversee work at properties by engaging appropriate contractors and/or vendors; coordinate with House Managers to oversee contractors when at residence, assuring security and privacy of the Chairman, his family, and staff.
- Work with finance team to create annual operating/capital budgets for the Family Office and Chairman’s homes.
- Conduct on-site visits to property to ensure properties are adequately maintained and functioning properly.
- Conduct vendor and contractor selection and management by researching and sourcing quotes or bids, verifying adequate and appropriate licensure and insurance, and overseeing that detailed records/logs of vendors’ access to the properties and the services provided are maintained.
- Work with the Senior Director of Family Services and House Managers to select and schedule vendors and contractors for the purpose of maintaining or improving the properties. When necessary, accompany vendors or contractors to ensure adequate security and minimal disruption to the family.
- Ensure all work performed on any of the property is code compliant and provides a safe work environment.
- Ensure mechanical and utility spaces are keep clean, free of debris, and organized.
- Troubleshoot issues as they arise, communicate issues to the Senior Director of Family Services and staff, determine potential cause of issues, and make recommendations for best solution.
- Work in collaboration with Security, IT and other functional areas to help in troubleshooting or facilitating upgrades for those functions at the properties.
- Identify, diagnose, prioritize, perform and coordinate maintenance of property systems, equipment, and appliances to maintain property value and provide healthy and safe environments.
- Ensure regular preventative maintenance checks are performed on house systems, including: hardware, security, plumbing, electrical, HVAC, painting, appliances, etc. Order and replace relevant items as needed.
- Perform regular monitoring of control systems at all properties, including electrical, environmental, safety, and sprinklers.
- Evaluate property conditions and develop recommendations to maintain or improve the properties. Identify potential capital project needs and work with the Senior Director of Family Services, CFO and Family Office leadership to develop and update plans.
- Specific to the Family Office building, this position will supervise environmental and other support staff as necessary. Additionally, this position will manage and supervise three direct reports - the Facilities Engineer, the Maintenance Technician II and the Porter.
- This position is responsible for and in charge of events held at the Family Office, this includes working with assigned approval board of requests, sending through contracts, set-up and breakdown of all necessary items and materials for events.
- Work closely with facilities staff at MBS as requested (including Owner’s suites and office) and Atlanta United Practice Facility (including Owner’s office) to provide assistance to ensure they are maintained.
Qualifications and Education Requirements
- Ten to twelve years’ experience in Facilities Management.
- Bachelor’s degree or equivalent training related to Facilities/Property Management/Engineering
- Ability to read, understand and apply information found in equipment manuals and architectural drawings.
- Similar experience as Property Director with multiple substantial estates and staff, with verifiable recent references.
- Knowledge of historical homes.
- Experience with all aspects of vendor management (100+ vendors).
- Experience working with Family Office and large organization and reporting protocols.
- Experience working in large, small and resort town settings and interfacing with neighbors and local officials
- Experienced with monitoring systems, inventory and provisioning for large estates.
- Strong computer proficiency: Outlook 365, Word and Excel, Concur a plus.
- Valid and clean driver’s license.
- Confidentiality agreement required.
- Background check required.

Special Requirements
- Domestic travel required – travel estimated to be 10% - 15% away from primary residence location to other residences. Travel may be for extended periods of time.
- Willing to work nights, evenings, weekends and holidays as necessary.
- Must have ability to respond properly in any property emergency or safety situation. Accessible for emergencies 24/7 and provision for knowledgeable back-up assistance 24/7.
