Position Overview
As an Investments Intern supporting Real Estate, you will be working closely with associates and managers, to support all investment and advisory activities relating the Real Estate asset class. You will be assisting for research and analysis pertaining to the underwriting of investments, valuations of real estate assets, preparation of investment memos and marketing materials as well as conducting real estate market research across multiple asset classes and markets in both Canada and the US.
Key Responsibilities - A Day in the Life of a Real Estate Investment Intern
Transactions and Investments
- Support the underwriting process for new investments, including assisting with investment memo preparation, financial modeling tasks, and basic due diligence
- Assist with reviewing real estate transaction documents (such as ownership and management agreements, term sheets, purchase agreements, leases, and loans)
- Provide support in the structuring and development of investment fund materials
- Assist with due diligence activities and help prepare supporting documentation
- Gather and synthesize market information to support transaction-related work
- Assist in the review of existing real estate investment strategies
- Assist in the development of investment portfolio management tools
Analysis and Research
- Assist with developing and updating real estate financial models, including valuations and investment return analyses
- Conduct research and preliminary analyses to support decision-making
- Prepare and help present analytical findings for strategic and business planning discussions
- Support reviews of capital structures and debt financing opportunities
- Monitor Canadian real estate market trends and prepare regular updates
- Maintain research and transaction databases
- Utilize third-party databases to compile and organize data for internal reports
Business Development
- Contribute to the preparation of marketing materials for internal and external use
- Conduct industry research and summarize key findings for the team
- Attend industry events alongside senior team members
- Support internal business and workflow improvement initiatives
Your Qualifications
- Currently enrolled in a Bachelor’s degree program with an analytical focus, in real estate, finance, business, commerce, economics, engineering, actuarial science, or statistics
- Proficiency in Excel, PowerPoint, and Word (experience with Argus is considered an asset)
- Proficient in utilizing industry data platforms
- Understanding of investment valuation principles and methodologies, drivers, risks, and opportunities
- Excellent financial literacy and intellectual curiosity to grasp complex concepts and solve problems
- Strong attention to detail with the ability to produce accurate documentation while maintaining an understanding of broader objectives
- Ability to manage multiple projects effectively while prioritizing tasks and meeting tight deadlines
- Ability to distill and synthesize complex quantitative and qualitative information into clear presentations
- Highly developed communication skills (oral and written in English) with the ability to instill trust and confidence with stakeholders; French is considered an asset
- Proactive mindset with strong planning, prioritization, and execution skills
- Relevant real estate industry experience is an asset (private equity, investment management, investment banking, corporate finance, valuations, real estate services, advisory)
- Must be legally eligible to work in Canada for the duration of the internship
